Insurance implications
Most commercial property insurers include a condition requiring that electrical installations are maintained in accordance with current regulations. A property without a current EICR — or with an EICR showing unsatisfactory findings that have not been remediated — may give an insurer grounds to reject or reduce a claim following an electrical incident. This is a material financial risk that a current EICR addresses directly.

WHAT WE CARRY OUT
Initial assessment
The EICR inspection and test
- Condition and adequacy of the means of earthing
- Condition of distribution boards, circuit breakers and fuses
- Adequacy of protection against electric shock — RCDs, RCBOs
- Condition of wiring, accessories and containment
- Presence and adequacy of circuit identification
- Presence of appropriate warning notices
- Testing of circuits for insulation resistance, polarity, earth fault loop impedance and RCD operation
Findings classification
C1 — Danger present
Immediate action required. The installation presents a risk of electric shock, fire or injury in its current condition. The Responsible Person should arrange urgent remediation.
C2 — Potentially dangerous
The installation is not immediately dangerous but presents a potential risk that requires attention. Remediation should be planned promptly.
C3 — Improvement recommended
The installation does not meet current standards but is not immediately dangerous. Improvement is recommended but not mandatory for the EICR to be classed as satisfactory.
