A single low-risk building may not need a comprehensive response contract. Multi-site estates, safety-critical settings and operations where downtime has a direct cost are more likely to benefit from planned coordination and agreed reactive cover.
Records are part of the service
A completed test or repair is not fully closed until the certificate, photographs, parts, findings and next action are stored against the correct site and asset.
Three response levels supported by one maintenance regime
The exact scope is tailored to the estate, but the structure stays consistent: planned obligations, reactive escalation, evidence at closure and regular performance review.
Essential cover - next working day
For lower-risk sites where a short outage is inconvenient rather than critical. Planned tasks and records are maintained, with reactive attendance on the next working day and office-hours technical support.
Managed cover - four-hour response
For sites requiring 24/7 priority response, condition monitoring and regular performance reporting. Availability is confirmed for the site geography before contract.
Critical cover - two-hour response
For operations where loss of power has immediate safety, operational or revenue impact. Offered only where coverage, site information and critical-spares planning support the commitment.
Planned inspection and testing
EICR, emergency lighting, fire alarm, portable equipment and other agreed tasks scheduled at the appropriate interval for each building.
Reactive call-out and first-time-fix preparation
Engineer-led triage, stocked vehicles, site records and an escalation process designed to close common faults efficiently and identify when replacement is more economical than repeat repair.
Records, asset condition and reporting
Certification, photographs, fault history, next dates, open remedials and SLA performance held per site and summarised for the estate.
How an electrical maintenance contract actually runs
The first value is created during onboarding. A contract cannot keep obligations current or support a fault properly until the existing records, assets and site priorities are understood.

Existing certification, asset information, open defects, previous fault history and site contacts are reviewed for each building.

Planned tasks, exclusions, escalation limits, access arrangements and the achievable SLA are written into the contract.

Each obligation is placed on the correct cycle, grouped geographically and coordinated with shutdowns, operating hours and other contractors.

What does an electrical maintenance contract cover?
The agreed planned scope may include inspection, testing, condition monitoring, minor maintenance and record management. The reactive scope covers technical triage and attendance to the agreed response level. Remedial projects, replacement equipment and excluded parts are quoted separately unless the contract expressly includes them.
Is a contract cheaper than calling only when something breaks?
Not always. A contract earns its place where obligations are easy to miss, there are multiple buildings, repeat faults need tracking or downtime has a direct cost. The value is usually better planning and fewer uncontrolled failures rather than a discounted hourly rate.
What response time can you commit to?
Response depends on the contract tier, site criticality, geography and available coverage. We confirm the achievable level before appointment and report performance against it rather than advertising one nationwide number that cannot be delivered consistently.
Who handles an out-of-hours call?
The process includes technical triage so the fault can be assessed against the site records before an engineer is dispatched. The exact telephone and escalation arrangement is stated in the contract.
Can you take over from another contractor?
Yes. Onboarding includes a review of certificates, assets, open defects and due dates. Gaps and expired items are identified before the new schedule is agreed, rather than assuming the previous record is complete.
How do you manage multi-site estates?
The estate has one point of contact and one reporting format, while work is sequenced by geography and site priority. Clients receive per-site evidence plus an estate-level view of risk, upcoming obligations, repeat faults and spend.
